Grammar and sentence check please?

There is another guest house in the back and it was built without a permit. A gross living area (1756 sq ft) reflects only the main house of the property.

    Grammatically, it's ok. There are some problems with style and word choice.  Don't just string ideas together with "and". "There is another guest house in the back that was build without a permit."

    In the second sentence, I've never heard the word "gross" used this way, but it might be ok. Usually, we say "square footage". Where did this number come from?  "The stated square footage refers only to the main house."
